Short-term rental in Maharashtra

Maharashtra offers two very different rental stories. Mumbai and Pune are city markets driven by work trips, medical visits, relocations and family events, where serviced apartments compete for guests who want a kitchen and space. Around them sits a ring of weekend escapes – Lonavala and the Sahyadri ghats, the coastal houses of Alibag, and the strawberry-country bungalows of Mahabaleshwar – filled by city dwellers who drive out on Friday evening.

How the year unfolds

City apartments see fairly even demand, with dips around major holidays when residents leave town. The weekend belt works the other way: Friday and Saturday nights and long weekends do most of the work, and the monsoon is, unusually, a selling point in the ghats, where waterfalls and mist draw visitors from Mumbai and Pune. Coastal properties do best in the cooler, dry months.

Typical stock includes one- and two-bedroom flats in housing societies, farmhouses and bungalows with lawns, and larger villas suited to groups. Groups need clear house rules on noise and occupancy, particularly where neighbours are close.

Rules to know

Maharashtra runs a Bed & Breakfast scheme through its Directorate of Tourism. Separately, a commercial activity of this kind falls under the Maharashtra Shops and Establishments Act, and in Mumbai a licence from the Brihanmumbai Municipal Corporation is required. For flats, the position of your cooperative housing society matters: check whether it requires a no-objection certificate before any listing goes live.
