Our advice for Pune

Pune rewards owners who think like an HR department. A large share of visitors come because an employer sent them: a new joiner waiting for a rental, a project team on a six-week deployment, a trainer flying in from Bengaluru. Weekend visitors exist too, but the steady income is weekday and mid-term.

Reading the map

Hinjewadi, Wakad and Baner sit close to the Rajiv Gandhi Infotech Park, so they suit IT professionals who hate the evening crawl back into town. Kharadi, Viman Nagar and Magarpatta serve the eastern business parks and the airport. Koregaon Park and Kalyani Nagar attract guests who want cafés, restaurants and a livelier evening, including students' parents and visitors to the Osho meditation resort. Pick your target first; a flat halfway between everything usually satisfies nobody.

What a Pune guest checks before booking

Gated communities and monsoon

Many good flats in Pune are in large gated townships with a society office, security desk and visitor rules. Speak to the managing committee early, keep copies of guest IDs as the security desk requests, and share the house rules in writing. During the monsoon the western suburbs get heavy rain; check the balcony drainage and leave a spare umbrella and a doormat that can take mud.

A word on compliance

Pune falls under Maharashtra rules. Depending on how you operate, registration under the Shops and Establishments Act, the state's Bed and Breakfast scheme and municipal requirements may apply. We advise checking with the Pune Municipal Corporation and the state tourism department before going live, and keeping every document in one folder. For foreign guests, Form C (now called Form III) reporting is required.

In short: furnish for work, price for weeks, and let the weekend bookings be a bonus rather than the plan.
