Our advice for Panchgani

Panchgani has hosted visitors for more than a century, first as a hill retreat and then as a school town. That history shapes the rental market: bungalows with gardens, a steady trickle of parents visiting boarding schools, and peaks around admissions and results.

Three kinds of demand

Families on a Pune or Mumbai weekend; parents who need a room close to a school on fixed dates known months in advance; and small groups walking the table land. The second group is the quiet advantage — school calendars are published, so those weeks can be priced before anyone else asks.

Keeping an old bungalow lettable

• Heritage-style houses need constant attention: roofs, woodwork, chimneys and plumbing all age faster at this altitude.
• Evenings are cold from November to February. Heating, thick blankets and hot water at 6 a.m. are what reviews mention.
• Gardens are part of the product. Budget for a gardener the way you budget for cleaning.

The strawberry season

Late winter and spring bring visitors for the local strawberry farms. Small touches — a basket on arrival, directions to a farm that welcomes visitors — cost little and are remembered.

Rules to confirm

Panchgani falls under a hill station municipal council, which can add building and tree-cutting restrictions to the usual state requirements. The Maharashtra Bed and Breakfast scheme and the Shops and Establishments Act may both apply; ask the council in writing rather than relying on what a neighbour did years ago.

Water in a dry spring

By April the municipal supply thins and tankers become the norm. Ask neighbours what a full season of tankers costs, and put storage in place before you take April bookings.

Our advice: build the year around the school calendar first, and the weekends second.
