Before choosing furniture, decide which guest you are building for, because in this city the guest follows the office, the hospital or the film studio, not the sea view.
Where the demand actually comes from
- Bandra, Khar and Santacruz: consultants posted to Bandra Kurla Complex, creative professionals and visiting families of the diaspora. They pay for character, quiet bedrooms and a short drive to BKC.
- Andheri and Juhu: close to the airport and the media industry, so late arrivals, film and advertising crews, and one-night transit stays are common.
- Powai: technology and pharma offices around the lake bring relocating employees who want a proper kitchen and a monthly rate while they look for a lease.
- Lower Parel and Worli: finance and corporate head offices; guests expect hotel-grade cleanliness and invoices that satisfy their employer.
Equipping a Mumbai flat
Treat the work corner as a bedroom-level priority: a real desk, a chair that survives an eight-hour call and fibre broadband with a backup connection. An inverter for power cuts, dehumidifiers and anti-fungal paint pay for themselves between June and September, when the monsoon tests every window seal. Tell guests honestly how long the commute takes at peak hours; a disappointed guest in Mumbai writes about traffic, not about the cushions.
The society and the paperwork
Most flats sit inside a cooperative housing society whose bye-laws and managing committee can restrict paying guests. Ask for the society's written position, or a no-objection certificate, before your first booking, and agree on how guests will be registered at the gate and where they may park. On the regulatory side, owners are generally expected to look at registration under the Maharashtra Shops and Establishments Act and at a licence from the BMC for a commercial stay; the state also runs a Bed and Breakfast scheme. The exact requirement depends on your set-up, so we recommend confirming it with the ward office before listing rather than after a complaint.
