What owners here underestimate
- Distance. Malvan is far from Mumbai by road, so arrivals are late and tired; a simple meal on the first night prevents a poor start.
- Season length. Diving and boat trips stop in the monsoon and demand collapses with them. Plan cash flow for roughly eight working months.
- Local partners. Reliable boat operators, dive centres and fish markets are part of what you are selling; build those relationships before the season opens.
Food is the reason many people come
A cook who knows Malvani dishes, or an arrangement with a nearby kitchen, does more for your rate than a marble bathroom. Say clearly what is included, and what costs extra.
Permissions
Fort Sindhudurg and the coast bring protected-area and coastal regulation zone questions; homestay letting also involves the gram panchayat and the state tourism department. Ask each of them, in writing, what applies to your building — the answer differs between a village house and a new block of rooms.
Trains, not cars
Many guests arrive at Kudal or Sindhudurg by overnight train and need a pickup. Fixing a per-trip price with one driver, quoted inside your listing, removes the commonest source of first-day friction.
