Short-term rental in Karnataka

Karnataka combines one of India's largest city markets with some of its most sought-after rural escapes. Bengaluru draws technology professionals, founders, visiting teams and families moving for work, mostly in the eastern and southern tech corridors. Beyond the city, Coorg and Chikkamagaluru have built a reputation on coffee-estate stays and misty plantation bungalows, while Mysuru pulls heritage and festival visitors, particularly around Dasara.

Two kinds of guest

In Bengaluru, stays are driven by work and run through the week, so a clean flat with a desk and fast internet counts for more than a view. In the hills the pattern flips: couples and groups of friends drive in from Bengaluru for the weekend, long weekends sell out early, and the post-monsoon and winter months are the most comfortable. Estate cottages, farm stays and family homes with a spare wing dominate there.

Rules to know

Karnataka's Department of Tourism has issued revised Guidelines for Registration of Homestay Establishments (2025). Registration is compulsory to run a homestay in the state, and applications go through the Deputy Commissioner of the district. A homestay must be a residence where the owner or an immediate family member physically lives; rented, leased or sub-let homes cannot be registered as homestays. Rooms are capped at six, with a maximum of twelve beds, and registration is granted for five years, renewable.

The guidelines treat Bed & Breakfast establishments as a separate category. If you do not live in the property, check the B&B conditions with the department before listing, rather than assuming the homestay route applies.
