Our advice for Lavasa
Lavasa is a privately planned hill town between Pune and the Sahyadri ridge, built around a promenade and a lake. It is unlike any other letting market in Maharashtra: nearly everything, from the water supply to the road in, sits with the town's management rather than a municipality.
Ask who runs the town before you buy a flat in it
The project has been through a long insolvency process and a change of ownership, and that history matters to an owner in practical ways: who maintains the roads, water and street lighting today, what dues attach to your unit, what the maintenance charge covers, and whether the amenities advertised are currently operating. Get all of it in writing from the current management before you commit, and again before you describe facilities in a listing.
What guests come for
- Weekends and long weekends from Pune and Mumbai, mostly two nights, often families or friend groups.
- Monsoon greenery, which is the strongest season here and also the one with mist, damp and slow driving.
- Small corporate offsites and celebrations, which bring noise and need a written policy, a deposit and a caretaker present.
Describe only what exists
Listings for this town have a reputation for promising a resort experience that the guest does not find. Photograph what is there now, name the restaurants that are actually open, and say plainly how far the nearest shop, pharmacy and hospital are. Underpromising is a competitive advantage here.
The drive and the mist
The approach is a ghat road, and in heavy monsoon visibility falls and journeys stretch. Send arrival instructions with a realistic drive time, advise daylight arrival in the rains, and keep a local driver's number in the flat.
Rules in Maharashtra
Letting rooms commercially in this state generally brings you within the Shops and Establishments framework, and the state's bed-and-breakfast scheme is the route many owners use; Mumbai adds a municipal licence, which does not apply here. Confirm your own position with the state tourism department, and check separately what the town's own management permits, since private rules can be stricter than the state's.
Rules in Maharashtra
Short-term letting rules are set by each state. Read the rules for Maharashtra, and the step-by-step registration guide, before listing.
