Our advice for Bengaluru
Bengaluru's short-stay market is shaped by one fact: the city hires people faster than they can find a lease. Engineers relocating from other states, founders in town for investor meetings, overseas colleagues on a three-month assignment, all need a furnished place that works from day one. That makes the city attractive for owners who treat a flat as a small serviced residence rather than a holiday home.
Neighbourhoods and their guests
Koramangala and HSR Layout are the start-up heartland; guests want to walk to co-working spaces and cafés. Indiranagar draws a mix of professionals and leisure travellers who value restaurants and the metro. Whitefield and Marathahalli serve the large technology parks in the east, where commuting time is the deciding factor. Electronic City and Hebbal, towards the airport, attract project teams and people with early flights.
The checklist for a relocation-ready flat
- A proper workstation and a chair designed for long days.
- Fibre broadband with a second connection or a hotspot as backup, since many guests work with teams abroad at odd hours.
- An inverter for outages and a water purifier in the kitchen.
- Laundry facilities and storage for someone living out of a suitcase for weeks.
- Clear information on metro stations, cab pick-up points and realistic travel times.
Apartment associations
Most good inventory is in apartment complexes run by a residents' welfare association. Some associations welcome furnished corporate lets, others resist frequent turnover. Ask for their rules on visitors, parking stickers and move-in timing, and put the answers in your house manual. A cordial relationship with the security staff is part of the service.
Rains and registration
Bengaluru has two rainy periods, and certain low-lying roads flood during heavy downpours. Mention it in pre-arrival messages rather than letting guests discover it. On the regulatory side, Karnataka's tourism department runs its own framework for homestays and similar accommodation; whether it applies to a city apartment depends on your model, so we recommend checking with the department and with the municipal corporation before listing. Remember Form C (now called Form III) for foreign guests.
Our take: in Bengaluru, a predictable monthly guest is often worth more than a crowded calendar of short stays.
