Gurugram is a working city first. Its short-term rental guests are mostly people who came for a job, a project, a hospital or a relocation, and who would rather have a proper apartment than a hotel room for a week or a month. That changes how you should think about your property: the benchmark is a serviced apartment, not a holiday home.
Where demand concentrates
The strongest pockets sit close to offices: DLF Cyber City and Udyog Vihar, the Golf Course Road corridor, Golf Course Extension Road and Sohna Road. Guests working in these hubs care about the evening commute more than the view, so being walkable to the Rapid Metro or a short cab ride from their tower matters. Medical travel is a second engine — international and out-of-state patients come for the large specialty hospitals, often with a relative, and look for ground-floor access, lifts and a nearby pharmacy. Families relocating to the city book stays while they hunt for a long lease, and Delhi's airport is close enough to attract transit guests on the northern side of the city.
Setting the flat up for long, weekday stays
- A real work corner: table, ergonomic chair, good lighting and a second Wi-Fi source or mobile hotspot as a fallback.
- A full kitchen and washing machine — guests staying two or three weeks will cook.
- Power backup that covers air-conditioning, not just lights; many societies provide DG backup, so check what your unit is entitled to.
- A covered parking slot and clear instructions for the gate and visitor app.
Society rules come first
Most listings in Gurugram sit inside high-rise societies managed by builders or residents' associations. Some require every guest to be registered at the gate, some charge move-in or security formalities, and some simply do not welcome short stays. Read the bye-laws and your maintenance agreement before listing, and keep a relationship with the facility manager. Haryana's Tourism Department runs a Home Stay Scheme; check with it whether your property type and occupancy can be registered.
Plan for the weather
Monsoon waterlogging on some arterial roads can strand guests, and winter smog pushes demand for purifiers. Mention both honestly in your house guide: a guest who is warned rarely leaves a bad review.
