Our advice for Ganpatipule

Ganpatipule is a temple town with a beach, which gives it a steadier flow of visitors than most of the Konkan coast: pilgrims arrive all year, holidaymakers arrive in the dry months.

Two audiences under one roof

Pilgrim families book early, stay one or two nights, care about cleanliness, vegetarian food and an early start, and rarely want alcohol on the premises. Holiday groups want the sea, late dinners and space. Write house rules that state which you welcome; ambiguity here creates conflict on the property.

Running a coastal house

Festival weeks

Around major temple festivals the town fills completely. Those dates should be blocked and priced well in advance, with clear minimum stays, rather than left to last-minute demand.

Paperwork

Most houses fall under a gram panchayat, with coastal regulation zone rules possible close to the shore. Commercial letting can involve the Maharashtra Bed and Breakfast scheme and the Shops and Establishments Act. Confirm with the panchayat, the tourism department and a lawyer what your building requires; and remember that foreign guests must be reported on Form III within 24 hours.

Parking and arrival rush

On festival weekends the roads near the temple clog completely. Reserve a parking spot on your own plot and send a map of the back lanes; guests arriving at midday will thank you for it.

Our view: a plainly stated house — food, alcohol, timings — sells better here than a vague one.
