- Tell guests honestly how far the house is from the car park or station, and how steep the walk is. Families with small children and older visitors decide on that line.
Who books
Mostly Mumbai and Pune households on weekends and school holidays, plus couples looking for two quiet nights. Weekday occupancy is thin; accept it and price the weekend properly rather than chasing volume.
The rain
Monsoon is heavy and several properties simply close. If you stay open, expect mould, red mud everywhere and very few arrivals; if you close, use those months for the repairs you cannot do in season.
Rules that bite here
Matheran is a protected eco-sensitive area with its own authority, which restricts construction, tree cutting and vehicle access. Any renovation or change of use needs to be checked with that authority as well as the municipal council and the state tourism department. Do that before you sign anything.
Horses and consent
Guests are offered horse rides constantly. Some object strongly to how the animals are kept. Stay neutral, name a stable you have seen yourself, and never add a ride to the booking without asking.
