Our advice for Kamshet
Kamshet sits in Maval taluka on the old Mumbai–Pune rail corridor, a short local-train hop beyond Lonavala. Most visitors know the name for one reason: paragliding. Tandem flights and training courses from the ridges around the village draw a steady stream of first-timers and serious pilots, and many of them need a bed for one night or for a whole week of lessons.
Two very different guests
- The course student stays several nights, wakes before dawn, spends the day on a hill and wants a quiet room, a hot shower, reliable Wi-Fi and a fridge. A simple studio with a kitchenette suits them better than a big villa.
- The Pune or Mumbai weekender comes for Pawna lake, the Karla and Bedse caves or the forts of Tikona and Tung. Groups favour a bungalow with a lawn and space for a barbecue.
Decide which of the two you serve before you furnish. Mixing a party group with a pilot who needs sleep at nine rarely ends well.
The season follows the wind
Flying stops when the monsoon arrives, so the student demand thins out from June to September. The rains bring a different crowd looking for green valleys and waterfalls, but they book later and cancel when roads flood. Price the seasons separately rather than hoping one rate works all year.
Practical points on the ground
- Many plots here are farmland. Check the 7/12 extract and whether non-agricultural use has been granted before you let a structure to paying guests.
- Village power cuts are common in heavy rain; an inverter is the minimum, a generator better.
- Give guests a written route from Kamshet station, because the last few kilometres are poorly signposted.
Rules to confirm in Maharashtra
Letting rooms as a business can require registration under the Maharashtra Shops and Establishments Act, and the state's Bed and Breakfast / homestay scheme administered through MTDC offers a formal route with its own conditions. Speak to the gram panchayat and a local advocate, and get their answer in writing.
Our advice: treat Kamshet as a niche market built around one sport, and design the stay around the flyer's daily rhythm. Everything else follows from that.
