Assagao sits inland in Bardez, between the Anjuna coast and the market town of Mapusa, on a green plateau of paddy fields, cashew slopes and old Portuguese-era houses with balcões and red-tiled roofs. There is no beach here, and that is precisely its appeal. Guests choose Assagao because they can sleep in quiet, reach Anjuna or Vagator in a short drive, and come back to a garden, a pool and good food a few minutes away. The white facade of St Cajetan Church and the lanes around the Badem side give the village a settled, residential feel that the coastal belt lost long ago.

We recommend at least two proper bedrooms with attached bathrooms, reliable hot water, a full kitchen, covered parking for two cars (guests almost always drive or hire a scooter), and a Wi-Fi line with a backup connection for guests who work. An inverter or generator is not a luxury: short power cuts happen across North Goa, and a silent house with no fans or router ruins a review.

The first is the monsoon. From June to September, heavy rain tests roofs, laterite walls and wooden frames, and a pool left unattended turns green quickly. Plan preventive maintenance in May and keep a caretaker on call. The second is water: many village properties depend on a well or tanker supply, so check storage capacity before promising a full house of guests. Finally, Assagao remains a residential community. Neighbours notice late parties, and a village panchayat can be strict about disturbances, so house rules on music and guest numbers protect both your licence and your standing locally. As with any Goa rental, the property should be registered with the Department of Tourism before it is listed.
