Short-term rental in Telangana

Telangana's rental market is centred on Hyderabad. The city's IT and pharma clusters in HITEC City, Gachibowli, Madhapur and the Financial District generate a continuous stream of project teams, trainees, interview candidates and relocating families. The old city, with Charminar and the historic bazaars, adds leisure and heritage visitors, and hospitals attract patients and relatives who need somewhere comfortable for a week or more.

What guests look for

Most stays are for work or medical reasons, which means mid-week demand and stays that run beyond a couple of nights. Guests want a quiet apartment close to their office or hospital, a working kitchen, air-conditioning that copes with the summer heat and dependable internet. Winter is the most pleasant time for leisure visits; the hot months before the monsoon are when comfort matters most. Gated-community flats and serviced apartments make up most of the stock.

Rules to know

Telangana's Department of Tourism has published guidelines to set up and operate homestays. The scheme is a classification that owners apply for voluntarily. It is built for a family home: the owner and family must physically reside in the same establishment, between one and five rooms (ten beds) may be let, and a classification is valid for two years before renewal. Operation by a caretaker in the owner's absence is not provided for.

These guidelines do not describe a route for an empty apartment managed on the owner's behalf. Owners in that situation should ask the Telangana Department of Tourism what applies before listing.
