Our advice for Mangaluru
Mangaluru is a port, an airport, a university and hospital city, and a long line of beaches. Short lettings here are mostly bought by people working, studying or being treated, which makes demand steadier and less seasonal than anywhere else on this coast.
Weekday demand is the asset
Contractors, auditors, examiners, medical visitors and families accompanying patients book here through the week, often at short notice and often for a week or more. They want an early check-in, a desk, fast internet, a lift that works and an invoice. Give them those and you will not depend on holiday peaks.
Long stays need to be structured
- Agree in writing what a monthly stay includes: linen changes, deep clean, electricity, and what happens if the guest extends.
- Note that a long occupation can start to look like a tenancy. Keep the paperwork consistent with a short-stay licence rather than a rental agreement.
- Corporate bookers ask for invoices and, sometimes, for a company agreement. Decide who issues what before the first booking, not during it.
Flats, societies and permissions
Much of the stock here is apartments. Your building's association may restrict paying guests, gate entry after certain hours or object to a stream of unknown visitors. Read the society rules and get any consent in writing before you list: a booking cancelled at the gate is worse than a vacant night.
Rain at industrial scale
This coast takes some of the heaviest monsoon rainfall in the country. Terraces, parapets, window seals and drains are where the damage starts, and mould follows within days in an unoccupied flat. Inspect and repair in April and May; do not schedule painting for July.
Airport and transfers
The airport is the reason many guests choose your property. Publish a realistic drive time for the hour of their flight, keep two drivers you trust, and offer a pre-dawn departure without being asked. It is a small service that decides repeat bookings from the same company.
Registration
Ask the Karnataka tourism department which category your property falls in, and confirm with the city corporation what a paying-guest use requires. Both answers should be on file before you advertise.
Rules in Karnataka
Short-term letting rules are set by each state. Read the rules for Karnataka, and the step-by-step registration guide, before listing.
