Our advice for Hampi
Hampi is a World Heritage landscape of boulders, ruins and the Tungabhadra river, and that status shapes everything an owner can do. Visitors come for two or three days, arrive early and leave hot and tired. Accommodation clusters on the far bank and in the towns nearby rather than among the monuments.
The protected precinct comes first
Monuments here are protected, and the ground immediately around a protected monument is subject to construction restrictions, with a wider zone where work needs clearance. Structures raised inside these limits have been removed in the past. Before any purchase, get the boundary position of the plot confirmed in writing by the competent authority, and treat a seller's assurance as worth nothing.
What guests actually need
- Shade and cooling. Days are hot for much of the year and guests return to the room at midday rather than at night.
- Drinking water in quantity, and somewhere to wash dust off before entering the room.
- Reliable power for fans, because a failed fan at 2 p.m. is the review you will be remembered by.
- Honest travel information: the river crossing, the coracles, cycle and scooter hire, and how long the walk between sites really takes.
The river cuts the market in two
Crossing arrangements, and the hours they run, decide whether a guest on one bank will book on the other. State clearly in the listing how your property is reached after dark and in the monsoon, when the river runs high. Owners who quietly hope guests will work it out collect one-star reviews about being stranded.
A short, intense season
Demand concentrates in the cooler months and around the Hampi Utsav; the hot months are thin. Plan the year around that: maintenance, painting and any approved building work belong in the low season, and your pricing has to earn in the peak what the quiet months will not.
Rules to confirm
Ask the Karnataka tourism department which registration a paying guest house or homestay needs, and check separately whether your plot sits in a heritage-controlled area with its own conditions. These are two different approvals, and only one of them is about tourism.
Rules in Karnataka
