Our advice for Nandi Hills

Nandi Hills is a sunrise, an hour and a half from Bengaluru, and that is both the opportunity and the trap. Thousands of people drive up before dawn, look at the clouds and are back in the city for lunch without spending a rupee on a bed.

Selling the night before

The stay you can actually sell is the evening and night before the climb: dinner, an early sleep, a five o'clock coffee and a short drive to the gate. Design for that. A kitchen that can serve coffee before dawn, secure parking, and a room that darkens properly at eight in the evening are worth more than a large garden.

Weekend concentration is the main constraint

• Friday and Saturday nights carry most of the demand; Monday to Thursday are thin unless you court corporate groups or remote workers.
• Two-night minimums at weekends look attractive and can cost you bookings in a market built on one night. Test before you impose one.
• Gate hours and the vehicle rules at the hill change, and the road is sometimes restricted. Give guests current information the week they arrive rather than a line written last year.

Foothill properties are the real market

Most lettings sit in the villages and farmland below the hill, among vineyards, orchards and new gated plots. Guests choose those for space, a pool and a barbecue, which turns the letting into an event venue whether you intended it or not. Decide early: family stays with a quiet hour, or paid group bookings with a caretaker, a deposit and a written noise policy. Trying to do both without saying so produces complaints from your neighbours and from your guests on the same weekend.

Water and power in the plains

Borewells and tankers supply much of this area, and pools drink water. Know your source, your storage and your tanker cost per load before you advertise a pool. Power cuts are common enough that an inverter covering lights, fans and the pump is basic equipment.

What to check on paper

Ask the Karnataka tourism department which registration applies to a homestay or guest house here, and confirm with the local panchayat or planning authority what your plot's approved use is. Farmland with a house on it is not automatically a licensed place of stay.
