Our advice for Kabini
Kabini means the river and the forest beside Nagarhole, and almost every guest arrives with one purpose: a safari seat. That single fact makes this the most tightly scheduled letting market in the state. Your day runs on the forest department's timetable, not yours.
The safari decides the stay
Drives leave early and again in the afternoon, and seats are limited and allocated by the department. An owner who can explain honestly how seats are obtained, what they cost and what happens if none are available is doing the most valuable part of the job. Never present a wildlife sighting as something you provide.
Operating beside a protected forest
- Elephants and other wildlife move through the area. Fencing, lighting, a night watchman and clear instructions to guests about walking after dark are safety measures, not decoration.
- Waste and food storage must be disciplined; careless bins invite animals to the property and cause real conflict with neighbours.
- Access roads and parts of the park close seasonally, and the monsoon makes tracks difficult. Publish what closes and when, in writing.
- Land near the forest boundary carries restrictions on construction and commercial use. Confirm the boundary and the permitted use of your plot with the forest and revenue authorities before you build anything.
Two nights, not one
The journey from Bengaluru or Mysuru is long enough that a single night gives a guest one drive and a bad mood. Encourage two nights with a rate that makes it obvious, and fill the middle of the day with something that does not need the park: the river, a coracle, a village walk, birdwatching from the property.
Full board, or nothing
There are no restaurants to send guests to, so meals are part of the product. Fix a menu, buy for the week, keep a cook you can rely on and price the stay inclusive. Guests coming for dawn drives also need an early flask, not a nine o'clock breakfast.
Paperwork worth having in order
Ask the state tourism department what registration a homestay or resort needs in this district, and keep your guest records complete: properties near protected areas attract more official attention than most.
