Our advice for Udupi
Udupi is a temple town with a university beside it and a beach a short drive away. That combination gives owners something rare on this coast: demand on weekdays, not only at weekends. Parents, patients, examiners, visiting staff and pilgrims all need a room, and none of them are holidaymakers.
Four different guests, one calendar
- Families visiting students in Manipal book weeks in advance and often want a kitchen and a week-long stay.
- Pilgrims arrive for the Krishna Matha and its festival calendar, including the biennial Paryaya handover in January, which fills the town.
- Beach visitors head for Malpe and the island boats, mostly at weekends and in the school holidays.
- Hospital and business visitors want quiet, an early breakfast and a reliable taxi at seven in the morning.
What that means for the property
Long stays pay well here but wear a house out faster. Specify a mid-stay clean, a laundry arrangement and a clear position on cooking smells and gas cylinders. A washing machine that works is worth more to a month-long guest than a sea view they will see twice.
Food and drink expectations
Many guests are strictly vegetarian, and a number will not want meat cooked in the kitchen they are using. Decide your policy, state it in the listing, and do not improvise when someone arrives. The same applies to alcohol near temple areas: silence in the listing is not a policy, it is a future argument.
The coast and the rain
The monsoon here is intense. Water finds flat roofs, window frames and any terrace that drains badly, and salt air eats fittings near the shore. Budget for repainting and for replacing hardware sooner than you would inland, and inspect drains before June rather than during it.
Paperwork
Ask the Karnataka tourism department which registration category applies to your property, and check with the local body whether letting rooms changes anything in your building's permissions. For students' families staying a month, also agree in writing what is a short-term stay and what quietly becomes a tenancy.
Rules in Karnataka
Short-term letting rules are set by each state. Read the rules for Karnataka, and the step-by-step registration guide, before listing.
