Our advice for Dandeli

Dandeli, in Uttara Kannada district, grew as an industrial town on the Kali river around a large paper mill, and has become one of South India's best-known white-water rafting spots. The river runs through the Kali Tiger Reserve, formerly known as Dandeli-Anshi, home to hornbills, elephants and black panthers. Hubballi is the nearest large city, around 75 kilometres away.

Guests looking for adventure

Most visitors are groups of friends, colleagues and families from Bengaluru, Pune, Goa, Hubballi and Belagavi, coming for rafting, kayaking, zip-lining and jungle stays. They usually stay one or two nights. Rafting depends on dam releases and forest-department clearances, so dates and timings can change at short notice.

What your property needs

Next to a tiger reserve

Many properties lie close to the reserve. Construction near the boundary is restricted, and forest roads may close at night. Store food carefully, avoid loud music and explain to guests why wildlife must be respected. Never promise sightings; safaris are run by the forest department and places are limited.

Season and weather

Heavy rain from June to September brings flooding risks and often halts rafting. Plan for a busier period after the monsoon and through summer, and a quieter season when roads and rivers are unpredictable.

Karnataka rules

Homestays in Karnataka must register with the Deputy Commissioner under the 2025 guidelines, and the owner or immediate family must live on the premises. If your property is a resort or cottages without a resident owner, the homestay framework does not apply; B&B has its own separate guidelines, and larger establishments need other permissions. Confirm before advertising.

Our view: Dandeli suits owners who are comfortable with groups, safety management and a river that sets its own timetable.

Rules in Karnataka

Short-term letting rules are set by each state. Read the rules for Karnataka, and the step-by-step registration guide, before listing.
