Our advice for Hyderabad
Hyderabad has grown into one of the country's main technology and pharmaceutical hubs, and its accommodation needs follow the western corridor of the city. For a property owner, the most reliable demand rarely comes from sightseers heading to Charminar or Golconda; it comes from people whose laptop badge says a global company's name.
The western corridor
HITEC City and Madhapur host the big technology campuses, so walking or short-cab distance is the selling point. Gachibowli and the Financial District attract long-stay employees, trainees and consultants, many on stays of several weeks. Kondapur and Kukatpally offer more space for families relocating before a school year. Jubilee Hills and Banjara Hills suit senior visitors, film industry guests and patients' families, as several large hospitals are nearby.
Medical visitors deserve a specific offer
The city receives patients from other states and from abroad. Their relatives need ground-floor or lift access, a kitchen for simple meals, a quiet environment and flexibility on dates. If you target this group, be sensitive: never advertise with medical claims, and keep your cancellation terms humane.
Furnishing for work and long stays
- A proper desk and fast, stable broadband with a backup.
- Efficient air-conditioning; summers are hot and dry.
- Power backup, a water purifier and a fully equipped kitchen.
- A reserved car-parking slot, because most guests use cabs or rental cars.
Gated communities and associations
A large share of inventory sits in gated communities with strict visitor policies. Get the association's written consent, register guest details as security requires and explain the rules to guests before arrival.
Legal points to check
Telangana has its own rules for tourism accommodation, and municipal trade licensing may apply depending on your model. We advise confirming the correct registration with the state tourism department and the municipal corporation before listing. Foreign guests must be reported via Form C (now called Form III), and GST on accommodation depends on the room tariff.
Our recommendation: build your Hyderabad property around weekday professionals and monthly rates; tourist weekends then come as extra rather than as the foundation.
Rules in Telangana
Short-term letting rules are set by each state. Read the rules for Telangana, and the step-by-step registration guide, before listing.
