North Goa's quiet stretch

Mandrem is a village of Pernem taluka between Ashwem and Arambol, where a creek runs parallel to the beach and small bridges lead across to the sand. Inland, the wards are a mix of cashew orchards, paddy fields and traditional houses. The opening of Manohar International Airport at Mopa, also in Pernem, has brought this coast much closer to arriving flights, whereas Dabolim now implies a long drive south.

A clientele that stays

Mandrem has built its reputation on calm: yoga schools and retreats, wellness travellers, and Russian and European visitors who rent for weeks or for the entire winter. Domestic demand has grown as well, especially couples and young professionals from Mumbai, Pune and Bengaluru who want a slower weekend than Anjuna or Baga can offer. The result is a market where monthly bookings and repeat guests matter as much as nightly rates.

Our advice on the property

Format: a cottage with a garden, a 1BHK or a 2BHK in a small complex; a yoga-friendly veranda or terrace is a real advantage.

Equipment: dependable fibre with a backup, a desk and ergonomic chair for remote workers, an inverter, a full kitchen and a washing machine for longer stays.

Water and access: confirm how the property is supplied and add storage; make sure a car can reach the gate, or tell guests clearly if it cannot.

Monsoon: between June and September the village empties and humidity is high; plan anti-mould treatment, roof inspection and furniture storage.
