Across the river, into Pernem

Morjim lies on the northern bank of the Chapora river mouth, in Pernem taluka, facing Chapora Fort across the water. Its wide, flat beach is one of the olive ridley turtle nesting sites that Goa protects, and the coastline continues north towards Ashwem and Mandrem. For years, Morjim has been nicknamed a little Russia because of the Russian-speaking visitors who spend the winter here, and in recent seasons it has also become a favourite of kitesurfers, yoga practitioners and Indian travellers looking for a calmer alternative to the Anjuna and Vagator side. The Mopa airport has made the area noticeably easier to reach.

Long winters, not long weekends

What distinguishes Morjim is the length of stay. Many guests arrive for several weeks or the whole season, from roughly November to March, and they choose a home the way a resident would: quiet, practical, close to the beach and to daily shops. Domestic weekenders do come, especially from Mumbai and Pune, but the backbone of demand is the long-stay traveller, including remote workers.

Setting up for monthly guests

A comfortable 1BHK or 2BHK flat, or a small house with a garden, suits this profile better than a large party villa. Monthly guests look for a well-equipped kitchen, a washing machine, a desk with good light, dependable internet with a backup, and power backup for the essentials. Mosquito screens, storage for clothes and a secure place for surfboards or bicycles make a real difference. Pricing should include attractive monthly rates, and your house rules and deposit should be written for longer stays, including utility usage.
