Our advice for Marna
Marna shares its panchayat with Siolim but not its bustle. Set a little back from the Chapora river, it is a patchwork of fields, coconut groves, old ancestral homes and, increasingly, small gated villa projects. Many buyers discover it after looking at Assagao and finding it either too expensive or too busy. Marna offers the same inland calm, with Siolim's cafés and the Chapora bridge to Morjim a short ride away.
Guests who stay longer than a weekend
Marna's typical guest is not chasing nightlife. Long-stay Europeans spending part of the winter, Indian professionals testing Goa before relocating, digital nomads and families with young children all value its quiet. Domestic weekenders do come, but they tend to be the ones who have already stayed in Baga or Calangute and want something different.
Designing for a stay of several weeks
When guests settle in for a month, small details decide the review. We look for:
- A proper kitchen with a gas connection or induction, a refrigerator large enough for a family, and a washing machine.
- Two internet connections from different providers, and an inverter or generator that covers the router during outages.
- Shade and outdoor living: a verandah, garden seating, and a pool if the plot allows it.
- Parking inside the compound for a car and scooters, since public transport is thin.
For airport transfers, Mopa is the closer and more straightforward option; Dabolim remains usable but involves the Panaji crossings.
Points to verify prudently
New villa projects. Several recent developments sit on converted land. Before buying to rent, have a lawyer confirm the zoning, the construction licence and the occupancy certificate, and read the society rules on short stays.
Monsoon. From June to September, humidity is heavy away from the sea breeze. Budget for dehumidifiers, anti-fungal treatment and a pre-season roof inspection.
Registration. A house you do not live in falls under Goa's Bed & Breakfast category, with an agent or operator required to reside on site and registration with the Department of Tourism completed before operating. Arrivals of foreign nationals are reported on Form III, formerly Form C, within 24 hours.
Rules in Goa
