Our advice for Bhimtal

Bhimtal is the practical lake of Kumaon. At about 1,370 metres it sits lower than Nainital and feels larger and calmer, only around 21 km from the Kathgodam railhead and 22 km from Nainital itself. A lake of close to 48 hectares, an island aquarium reached by ferry boat and the Bhimeshwar Mahadev temple on the southern shore set the scene, while neighbouring Naukuchiatal and Sattal widen the choice of settings.

A lake for people who dislike crowds

Guests typically want the hills without Nainital's traffic jams: families, couples, groups of friends and people working remotely for a week or two. A train to Kathgodam followed by a short drive makes Bhimtal an easy first night in the mountains and a base for day trips to Mukteshwar or Nainital. Campuses such as Graphic Era Hill University and the Birla Institute of Applied Sciences also bring visiting parents and academics.

Choosing the setting

A lake-view house near the promenade suits short stays and first-time visitors. Villas on the slopes towards Naukuchiatal or Sattal favour longer stays, larger groups and privacy, but they need a car and precise directions. In either case, parking and an easy approach count for more here than extra square footage.

Running it well

Which registration applies

Bhimtal was upgraded from a nagar panchayat to a nagar palika parishad in 2023. Uttarakhand's revised homestay scheme, as reported in 2026, covers permanent residents living in their own homes in rural areas and nagar panchayats, so owners here, particularly those living elsewhere, are likely to be pointed to the Bed & Breakfast category of the Uttarakhand Tourism Development Board. Registration is renewed every five years. Building close to the lake may need separate approvals, so check with the local development authority before building or extending.

We manage guest communication, housekeeping and turnovers between weekend rushes, so your lake house is always ready for the next arrival.
