Our advice for Auli

Auli is a high meadow at around 2,900 metres in Chamoli district, above Joshimath on the road to Badrinath. It is best known as India's ski slope: the Garhwal Mandal Vikas Nigam runs the resort, and Auli hosted the first South Asian Winter Games in 2011 as well as national winter events. For an owner, it is a specialist market with two distinct seasons and some real risks to weigh.

Two seasons, two audiences

Winter, from the first good snowfall, brings skiers, snow-seeking families and groups from the cities of north India. Summer and early autumn bring trekkers heading for meadows such as Gorson Bugyal, and travellers on the Badrinath route breaking the journey. The monsoon is quiet, and landslides on the highway below can interrupt access. Getting here means a long road journey from Rishikesh up the Alaknanda valley; the nearest airport is Jolly Grant near Dehradun.

The Joshimath question

Anyone looking at Auli has to understand what happened just below it. In January 2023, land subsidence in Joshimath led the authorities to declare the town disaster-affected, and the Joshimath–Auli ropeway was shut for safety after ground movement near one of its towers. Before buying or leasing, check the current status of the ropeway, the geological and building-safety assessment for the specific plot, and whether any construction restrictions apply in the area.

Registration and permissions

Uttarakhand's homestay scheme is open only to permanent residents of the state who live in their own home; owners from outside, or those relying on a caretaker, are directed to the Bed & Breakfast category. Both are registered with the Uttarakhand Tourism Development Board, with renewal every five years under the 2026 rules. In a sensitive area like this, speak to the Chamoli district tourism officer and the local development authority before starting any works.

We handle guest briefings, weather-driven changes and on-site coordination, so a stay at altitude feels well organised rather than improvised.
