Our advice for Mukteshwar

Mukteshwar is a village rather than a town, perched at about 2,170 metres in Nainital district, and much of its character comes from what is missing: no lake promenade, no crowded bazaar. Instead there is oak and deodar forest, fruit orchards and, on clear days, a long line of Himalayan peaks. It takes its name from the old Shiva temple on the highest point, and the hill campus of the Indian Veterinary Research Institute, which moved here in the 1890s, still occupies a large part of the ridge.

The guests it attracts

Couples and small families wanting quiet, groups of friends who come for the cliffs at Chauli ki Jali, walkers, birdwatchers and people who value a view over nightlife. Most drive: Nainital is around 51 km away, the Kathgodam railhead about 65 km, and Delhi roughly 340 km. The final stretch is narrow and winding, which filters out casual day-trippers but also means guests arrive tired.

What kind of property fits

Cottages with a garden or orchard, two to four bedrooms, safe heating and a sit-out facing the range. Guests here usually stay two or three nights at least, so a usable kitchen makes a difference. Being close to the village centre or the main road helps with deliveries and staff access; a house at the end of a footpath looks romantic in photos but complicates luggage, groceries and emergency help.

Things to plan for

Homestay or B&B?

Uttarakhand's homestay scheme, revised in 2026, is reserved for permanent residents of the state who live in their own home, with a cap reported at 8 rooms and 24 beds. If you live in Delhi or abroad and run the cottage through a caretaker, the state points you to Bed & Breakfast registration instead. Registration is handled by the Uttarakhand Tourism Development Board and must now be renewed every five years. Confirm the details with the district tourism office in Nainital before listing.

From arrival instructions to caretaker coordination, we keep a remote cottage running smoothly so it earns reviews for its calm, not for its complications.
