Mall Road and Library Chowk are lively and walkable but crowded and noisy in season. Landour, above the town, attracts writers, couples and slow travellers looking for quiet and heritage character. Camel's Back Road offers walks and views, and properties along the roads towards Kempty Falls or Dhanaulti suit families travelling by car who want space.

The year in four moods

• Summer: the classic escape from the plains, with strong family demand.
• Monsoon: misty and green, but landslides can close the road from Dehradun at times; build a clear cancellation and rebooking policy.
• Autumn: clear skies and views of the Himalayan peaks, popular with couples.
• Winter: cold, occasional snowfall that triggers sudden weekend rushes, and the Christmas to New Year period.

Details that separate good reviews from bad ones

Parking is the first question most families ask, and many older buildings have none; if yours does, say so loudly. Heating is essential from November to February, together with reliable hot water. Steep access and stairs should be described honestly. Keep a power backup for Wi-Fi, since remote workers increasingly book mid-week in shoulder seasons, and check the water supply during the summer crush.

Mussoorie is in Uttarakhand, where a state homestay scheme exists. Conditions on owner residence and registration should be confirmed with the Uttarakhand tourism department before listing. Some areas, notably around the cantonment in Landour, may carry specific construction or usage constraints worth checking locally. Foreign guests are reported via Form C (now called Form III).
