Short-term rental in Uttar Pradesh

Uttar Pradesh is India's most populous state and its rental markets differ sharply. Noida, on the edge of Delhi, is a corporate and residential hub where professionals and relocating families want furnished apartments. Agra lives from the Taj Mahal and a heavy flow of foreign and domestic sightseers, many staying just one or two nights. Varanasi draws pilgrims, spiritual seekers, photographers and long-staying foreigners to the ghats of the Ganga.

Different cities, different calendars

Noida behaves like a work market, busy on weekdays and fairly steady through the year. Agra and Varanasi peak in the cooler months and during major festivals; Dev Deepawali in Varanasi is a notable high point. The summer heat slows leisure demand across the plains. Guests in the heritage cities value location near the monuments or the river, while Noida guests look for security, parking and fast internet.

Rules to know

The state adopted the Uttar Pradesh Bed & Breakfast and Homestay Policy, 2025, managed by the Department of Tourism with registration through the UP Tourism portal. As described in official communication about the policy, an urban homestay is a residential building where the owner resides and offers spare rooms to tourists, with a maximum of six rooms and twelve beds per unit. Both new and existing units can register.

A vacant apartment in Noida, let as a whole, does not fit that owner-resident description. Owners in that situation should check with the UP Department of Tourism which category, if any, applies before listing.
