Our advice for Auroville
Auroville is an international township founded in 1968, a short drive north of Puducherry and organised around the Matrimandir. It attracts a distinctive audience: volunteers, researchers, people curious about community living, yoga and wellness visitors, and weekenders from Chennai who come for the forest, the cafés and the nearby beaches.
Understand the land first
Most of Auroville lies in Viluppuram district of Tamil Nadu, with parts in the Union Territory of Puducherry, and the township itself is governed by the Auroville Foundation under a 1988 act of Parliament. Private houses and guest houses in the surrounding villages are ordinary property, but land held by the Foundation is not. Before buying or listing, establish exactly who owns the plot and which jurisdiction it falls under: that decides which rules apply.
Guests and stays
Stays are longer than on the coast. Volunteers and people attending programmes may stay for weeks, so a monthly price can make sense. Shorter visitors want a calm room within cycling or scooter distance of the visitors' centre and the beach road.
What to provide
- A quiet, green setting, with shade and outdoor seating.
- Mosquito protection, fans or air-conditioning, and a water purifier.
- Bicycles or scooter arrangements; distances are spread out and public transport is scarce.
- A simple kitchen for long stays, and good internet for those who work remotely.
- Eco-friendly habits: guests here notice waste sorting, water saving and solar power.
Season
Auroville is on the east coast, so the northeast monsoon, roughly October to December, brings the heaviest rain and occasional cyclone warnings. The cooler months that follow are the busiest. The hottest months, before the rains, are quieter.
Rules
If your property is in Tamil Nadu, the state's 2022 guidelines apply: compulsory registration; homestays with the owner living on site and up to three rooms; B&Bs of up to six rooms run by an agent the owner has authorised. If it is in Puducherry, the Territory's Tourism Department has its own Bed & Breakfast and Home Stay scheme, notified in 2019; confirm its current conditions directly before hosting.
Our view: in Auroville, clarity on land and jurisdiction comes before anything else. Calm, well-kept houses then find their long-staying guests.
