Our advice for Mahabalipuram

Mamallapuram sits on the coast road south of Chennai, and its shore temple and rock carvings are protected World Heritage monuments. The town runs on day-trippers, surf schools and a steady flow of visitors from the city, which gives owners a short but repeatable letting cycle.

A weekend market with a heritage ceiling

Because the monuments are protected, building near them is constrained: there is a zone immediately around a protected monument where construction is not allowed, and a wider one where work needs clearance. Anyone buying or extending here must have the plot's position relative to those limits confirmed by the authority in writing. A guest house that cannot legally add a floor has to earn from service instead.

Who books, and why

The sea is not decoration

This shore has strong currents, and swimming is not safe everywhere or at all times. Post the position plainly, brief guests on arrival and do not let a listing photograph imply a safe swimming beach. Cyclone season also belongs in your planning: keep shutters and loose furniture manageable, keep a charged light and water in each unit, and have a written policy for cancellations when a storm is forecast.

Salt, sand and upkeep

Sand gets everywhere and salt air shortens the life of fittings, air conditioners and locks. Budget a maintenance visit twice a year rather than reacting, and choose outdoor furniture you can replace cheaply.

What to register

Ask Tamil Nadu's tourism department which registration or classification applies to your property, and check separately with the local body and the heritage authority what your plot allows. The tourism answer never covers the heritage question.
