- Food. Few restaurants nearby means meals at the house are expected, not a bonus.
- Shade and outdoor space. The lagoon and the sunset are the reason people came.

October to March carries the year. The monsoon is heavy on this coast; plan it as a closure or as a maintenance and long-stay period, and keep a cancellation policy that accounts for weather.
Permissions
The fort is a protected monument, and building near protected monuments and along the coast is restricted. Kerala's homestay classification and its residence conditions need confirming for your case, alongside panchayat permissions and any licence for serving food. Ask in writing before you renovate.
Language and staff
Most guests here speak neither Malayalam nor Kannada, and this border district uses both. A caretaker who can manage in English changes the review score more than any renovation.
