Our advice for Majorda
The first beach after the airport
Majorda is the northernmost of the Salcete beach villages, next to Utorda and Betalbatim, and it is one of the closest stretches of sand to Dabolim airport, a short drive away. The village has a long bakery tradition and a church dedicated to the Mother of God, with old Goan houses scattered among paddy fields and coconut groves. Mopa, in contrast, is at the opposite end of Goa, which matters for guests on short trips.
That proximity shapes demand. Majorda suits people who do not want to lose half a day on transfers: couples on a short break, families arriving on evening flights, business travellers who combine meetings in Margao or Verna with a few days by the sea, and wedding guests attending celebrations at the resorts and banquet venues of this coast. In winter, European visitors on longer stays rent quieter homes in the village interior.
Making the most of the location
We usually advise owners here to make arrival effortless:
- offer self check-in with a key safe or smart lock, since flights often land late;
- arrange a trusted taxi contact and state the approximate travel time honestly;
- keep parking available, as many families hire a car at the airport;
- equip the home with an inverter, water storage and reliable Wi-Fi for working guests.
A two- or three-bedroom villa with a small pool, or a well-kept apartment in a gated complex, fits most bookings. Characterful Portuguese-era houses attract guests willing to pay for atmosphere, but they need more maintenance.
Two cautions
Aircraft noise and rain: depending on the ward, flight paths can be audible, so visit at different hours before buying. Older laterite houses also suffer during the June to September monsoon; plan roof and damp checks every year.
Registration: a home whose owner is not living there is registered with the Goa Department of Tourism as a Bed & Breakfast before it is operated, with a designated agent or operator residing on the premises. Stays by foreign guests must be reported on Form III (formerly Form C) within 24 hours.
Rules in Goa
Short-term letting rules are set by each state. Read the rules for Goa, and the step-by-step registration guide, before listing.
