Our advice for Panaji
Panaji, also called Panjim, is Goa's capital and its only true city on the coast. It sits on the southern bank of the Mandovi river, with the old Latin quarter of Fontainhas and its brightly painted Portuguese-era houses, the white Church of Our Lady of the Immaculate Conception above the main square, the riverside promenade, the casino boats moored on the Mandovi and the residential hill of Altinho. Miramar beach and Dona Paula are a short drive away. For an owner, Panaji offers something rare in Goa: demand that does not depend only on the beach season.
Guests with a reason to be in the city
Panaji receives leisure travellers who want heritage, food and walkable streets, but also a steady flow of business visitors, government and legal professionals, consultants, medical visitors, families attending weddings, and relatives of residents. Film festival weeks and conferences bring their own peaks. Many stays are on weekdays, which balances the weekend-driven demand of the coastal villages.
The right product for Panjim
- City apartments: a 1BHK or 2BHK with air-conditioning, a work desk, reliable fibre internet and a lift is the core product for business and family guests.
- Heritage stays: a restored home in Fontainhas or Sao Tome can command attention from travellers seeking character, provided the comforts are modern.
- Parking and access: a dedicated parking space is a genuine selling point in a city where streets are narrow and busy.
- Backup systems: power backup and good water pressure matter as much here as anywhere in Goa.
City-specific cautions
Heritage zones come with rules: renovation in the old quarters may require permissions, and exterior changes can be restricted. Check before starting work. Many flats are in housing societies with their own position on short stays; secure written agreement from the committee. Noise from traffic, events and the casino waterfront can affect certain streets, so describe the location honestly. During the monsoon, from June to September, some low-lying parts of the city are known to flood during very heavy rain; ask about the building's history before buying. And, as for any property in the state, registration with the Department of Tourism and Form C (now called Form III) reporting for foreign guests are part of doing things properly.
