Dabolim lies on the plateau of Mormugao taluka, above the port town of Vasco da Gama, and is known above all for Goa International Airport, which shares its runway with the Navy's air station, INS Hansa. The nearest beach is Bogmalo, just below the plateau, and the Zuari bridge links the area towards Panaji. Since the opening of Manohar International Airport at Mopa in the north, some airlines have moved, but Dabolim remains the main gateway for South Goa.

Demand in Dabolim is practical rather than recreational, which is precisely its interest for an owner. Typical guests include:

Parking helps, although many guests arrive by taxi. Before June, check drainage on terraces and balconies, as monsoon rain on the plateau is intense.

Aircraft noise is the obvious one: mention it honestly in the listing to avoid poor reviews, and favour units away from the approach path. Some zones near defence installations may carry restrictions on construction or photography, so verify before buying. Finally, if you do not live in the flat, Goa treats it as a Bed & Breakfast: register with the Department of Tourism before operating, appoint an agent or operator residing on the premises, and report every foreign guest on Form III, formerly Form C, within 24 hours.
