It lies on the edge of Assagao, a short hop from Siolim and the Mapusa road, and it has kept the rhythm of an inland village: paddy fields that flood green after the rains, laterite walls, small chapels, and family houses spread out along narrow lanes rather than packed into complexes. For an owner, that is both the asset and the constraint.
The guest Badem attracts
People who book here have usually already done the beach circuit. They want to sleep somewhere calm and drive to Anjuna, Vagator or Morjim when they feel like it. In our experience that means couples and small families from Mumbai, Pune and Bengaluru on long weekends, Europeans who return every winter for several weeks, and remote workers who prefer a garden to a sea view. Wedding parties at villas in the Assagao belt also generate demand for nearby overflow rooms.
What we would put in place
- An independent villa or a well-kept Goan house suits Badem better than a flat; privacy is what guests pay for.
- A pool, even a modest plunge pool, matters more inland than on the coast, since the beach is a drive away.
- Power backup sized for the router, fans and at least one air-conditioner, plus a second internet line for work-from-Goa guests.
- Clear directions and a gate that can be found at night: lanes are unlit and poorly signposted.
- Space for a car. Arrivals from Mopa, in Pernem, are simpler than from Dabolim, which means crossing the Mandovi and the Zuari.
Before you commit
Check how the access lane behaves between June and September; some stretches near the fields hold water after heavy showers. Ask about the water source too, as parts of the village depend on wells or tanker top-ups late in the dry season. Keep neighbours on side: a music-heavy listing sits badly in a place this quiet. On the legal side, if you will not live on the property, Goa treats it as a Bed & Breakfast rather than a homestay, which calls for a designated agent or operator residing on the premises and registration with the Department of Tourism before the first booking. Foreign guests must be reported on Form III (the former Form C) within 24 hours of arrival.
