Our advice for Landour

Landour is the older, higher neighbour of Mussoorie, and about two-thirds of it is a military cantonment run by a board under the Ministry of Defence. Its lanes around Char Dukan and Sisters Bazaar, the Chakkar walk, colonial cottages, St Paul's Church and Woodstock School give it a character that draws writers, couples, slow travellers and readers of Ruskin Bond, its best-known resident. That character is the asset, and every decision about a rental here should protect it.

New entry rules change the guest journey

Since 1 April 2026 the cantonment caps the number of tourist vehicles allowed in each day, and from mid-April every vehicle has to be registered on an online portal before entering. Registration is free for visitors holding a confirmed stay, others pay a fee, and prolonged parking is charged extra. In practice, send the booking confirmation and the registration step with your arrival instructions; otherwise guests risk being diverted towards the Dhanaulti road.

What guests expect

Silence, a heritage feel, a view over the Doon valley or towards the snows, and walks straight from the door. Most come from Delhi NCR or Chandigarh through Dehradun, about 35 km away, so weekends and holidays fill first, while mid-week bookings tend to come from people working remotely. Reliable internet and a real desk are part of the offer.

Buildings and permissions

Construction and change of use in a cantonment follow the cantonment board's rules rather than municipal ones, and approvals can be slow and are never automatic. Before buying, check the land tenure, the approved plans and whether letting to guests is allowed. Many older cottages have steep steps, no parking and ageing plumbing: describe access honestly and budget for upkeep.

• Staff living close by, which helps when guests arrive late in fog or rain.

State registration on top

Beyond the cantonment's own rules, Uttarakhand requires registration with its Tourism Development Board. The homestay category is reserved for permanent residents living in their own home; everyone else, including owners working through a caretaker, falls under Bed & Breakfast. Registrations now run for five years before renewal, and the Dehradun district tourism office can advise on the paperwork.
