Our advice for Jaisalmer

Jaisalmer is not a year-round city for short-term rental, and owners who accept that early tend to do better. Its rhythm is set by the desert: the busy months run roughly from October to March, when days are pleasant and nights in the dunes turn cold, while April to June brings heat that thins demand sharply. Plan your calendar, pricing and maintenance around that curve rather than against it.

Where guests actually want to sleep

Three very different micro-markets coexist. Inside and around Sonar Qila, the living fort, guests pay for atmosphere, rooftop views and walking access to the havelis, but they accept steep lanes and tight rooms. Near Gadisar Lake and the town centre, families look for easier car access and more space. Out towards Sam and Khuri, the demand is for desert-camp style stays built around sunset, dunes and a night under the stars.

Who books

• Families and groups of friends from Delhi NCR, Gujarat and Mumbai over winter weekends and the year-end holidays.
• Foreign travellers on a Rajasthan circuit, often staying two or three nights.
• Couples and photographers drawn by the Desert Festival season in winter.

Practical points for your property

Cooling matters more than heating most of the year, yet desert nights in December and January are genuinely cold, so provide blankets and a heater. Water is precious here: check storage tanks, pressure on upper floors and the quality of what comes out of the tap, and give guests clear drinking-water arrangements. Fine sand gets everywhere, which means more frequent deep cleaning of linen, floors and AC filters. A power backup keeps fans and Wi-Fi running, and inside the fort, tell guests honestly that cars cannot reach the door.

Rules to confirm before listing

Rajasthan runs its own tourism schemes for homestays and paying-guest houses. Conditions such as owner residence, number of rooms and registration steps should be checked directly with the Rajasthan tourism department before you publish. Heritage zones like the fort can also carry building restrictions, so any renovation deserves a prior check with local authorities. Foreign guests must be reported through Form C (now called Form III), which we handle as part of check-in.
