Our advice for Kumarakom
Kumarakom is backwater country: a village spread between Vembanad lake, canals and paddy fields, reached as often by boat as by road. Guests come for water, birds and slow days, and they book two or three nights.
Waterfront changes the job
- Jetties, bunds and boundary walls need constant repair; water levels move and the lake takes back what is not maintained.
- Humidity attacks wood, wiring and linen. Dehumidify, ventilate and replace soft goods more often than you would inland.
- Mosquitoes are part of life here. Nets, screens and a professional treatment schedule belong in the operating budget.
What guests actually ask
Can we take a boat from the house? Is there a cook for Kerala food? How far is the bird sanctuary? A canoe arrangement with a local boatman and a cook who makes a proper breakfast are the two things that lift a listing here.
Season and rain
September to March is strongest, with a second smaller flow in the monsoon for guests who come specifically for the rain and Ayurveda. Plan repairs for the heaviest weeks.
Rules to confirm
Kerala classifies homestays through its tourism department, and the residence conditions attached to those categories need to be confirmed for your case before you advertise. Panchayat permissions, paddy and wetland conversion rules and the licence for serving food are separate questions. Ask each department in writing, and report foreign guests on Form III within 24 hours.
Houseboats and competition
Guests often split a trip between a houseboat night and a room on land. Rather than fight that, partner with one operator you trust and sell the two nights together.
Our view: here the boat, the cook and the maintenance schedule are the product.
Rules in Kerala
Short-term letting rules are set by each state. Read the rules for Kerala, and the step-by-step registration guide, before listing.
