Our advice for Kozhikode
Kozhikode is a Malabar port city with a long trading history, a working seafront and a food culture people travel for. Its short-let demand is mostly practical: business, hospitals, colleges, weddings and family visits, with leisure a smaller share.
Serve the weekday guest well
Consultants, engineers, examiners and medical visitors book here at short notice and stay two to ten nights. They want an early check-in, a desk, dependable internet, a lift, secure parking and a receipt. Nothing decorative is required; reliability is the entire proposition, and it is what generates the repeat booking from the same company or hospital.
Food is a genuine draw
- Malabar cooking is why many domestic visitors choose this city over another. Keep a short, honest list of where to eat and at what hour, updated when places close.
- Guests who want to cook expect a functioning kitchen, not a token one. Decide which you are offering and say so.
- Note that Kerala regulates alcohol tightly; tell guests what is and is not available rather than letting them assume.
Flats, owners' associations and the gate
Most of the usable stock is apartments. Your association may restrict paying guests or require visitors to register at the gate; obtain its position in writing before you list, and give guests the entry procedure in advance so a late arrival is not turned away.
Rain, and what it does to an empty flat
The Malabar monsoon is long and heavy. Seals, terraces and drains fail quietly, and a closed flat grows mould in a fortnight. Have someone open and check the property weekly in the wet season, and schedule waterproofing before the rains rather than during them.
Airports, distances and honesty
Guests arrive through more than one airport in this region, and drive times vary a lot with traffic and with the hour. Publish realistic figures and arrange transfers rather than leaving them to a taxi rank.
Registration
Ask Kerala Tourism what registration or classification applies to your property, and confirm with the corporation what a paying-guest use requires in your building.
Rules in Kerala
Short-term letting rules are set by each state. Read the rules for Kerala, and the step-by-step registration guide, before listing.
