Our advice for Dalhousie
Dalhousie spreads over five hills in Chamba district, at close to 2,000 metres, and still carries the name of the British Governor-General under whom it was laid out as a summer retreat. Colonial-era bungalows, churches and a cantonment give it a slower, older feel than the busier hill stations, and that is what its visitors come for.
Old houses, older paperwork
Many of the properties that owners consider for short stays are inherited cottages, sometimes held jointly by several heirs or still recorded in a grandparent's name. Before any renovation, check who appears in the jamabandi. Under Himachal Pradesh's Home Stay Rules 2025, registration goes only to the person recorded as owner, and neither leased buildings nor flats qualify. Mutation between family members is slow, so start it first.
Who books a Dalhousie house
- Families from Punjab, Jammu and Delhi during school summer holidays.
- Parents visiting children at the town's boarding schools, around term events and weekends.
- Couples combining the town with Khajjiar and Chamba, both a short drive away.
- Snow-seekers in winter, when the town sees some 20 to 30 days of snowfall a year.
Weather that shapes the budget
Dalhousie is wet: much of its heavy annual rainfall arrives in July and August, which tests roofs, slate, gutters and retaining walls. Heritage buildings with timber floors need dehumidifying and airing after the monsoon. Frost is common on winter nights, so plan heating, hot water and protection of exposed pipes, and budget for a caretaker who can clear paths and inspect the house after a snowfall.
Practical access
Pathankot is the nearest broad-gauge railhead, and most guests drive or take a taxi from there. Parking on the steep lanes is limited, so a clearly described drop-off point avoids a bad first impression.
Operating within the rules
The homestay framework caps a unit at six rooms and twelve beds, and requires online registration with the tourism department, CCTV, fire safety equipment and a guest register. Foreign visitors must be reported through Form C.
We prepare old houses for today's guests without erasing their character, and we keep track of the paperwork that keeps them bookable.
Rules in Himachal Pradesh
