Our advice for Bir
Bir is a village in Kangra district, in the Baijnath area, whose name rarely travels without another: Billing, the meadow about 14 km uphill where paragliders launch at roughly 2,400 metres before landing in the fields of Chowgan, just below Bir. The site has hosted international competitions and is widely called India's paragliding capital. That single activity sets the rhythm of the property market.
A calendar written by the wind
Flying peaks in autumn, from September to November, with a second window in spring. During the monsoon the administration stops flights altogether; in 2025 the ban ran from 15 July to 15 September. Expect those weeks to be quiet, and plan maintenance, repainting and staff leave into them rather than chasing bookings.
Three kinds of guest, three kinds of room
- Pilots and students on courses stay one to three weeks, leave at dawn, and need storage for bulky gear and a room that stays dry.
- Visitors to the Tibetan colony, settled in the early 1960s, come for the monasteries, the handicraft centre and the courses at the Deer Park Institute; they prefer calm, simple rooms and an unhurried breakfast.
- Weekenders from the plains want a tandem flight and a café trail, usually in one or two nights.
Getting here and staying connected
Ahju, a small station on the narrow-gauge Kangra Valley line, is about 3 km away; Pathankot is the nearest broad-gauge junction, and Kangra airport at Gaggal is around 67 km by road. Guests arriving by the toy train or an overnight bus reach the village at unpredictable hours, so a key handover that does not depend on the owner being present is worth setting up. Power cuts are frequent enough in the rains to justify an inverter.
The registration question
Himachal's Home Stay Rules 2025 tie registration to the name in the jamabandi and exclude leased premises and flats, which matters wherever lodges have been run by tenants rather than owners. A homestay unit is limited to six rooms (twelve beds) and is classified Silver, Gold or Diamond; the upper categories bring GST and commercial utility tariffs. Foreign pilots must be reported through Form C.
We schedule cleaning around dawn launches, keep a record of every foreign guest and turn the monsoon break into a planned overhaul of your house.
