Our advice for Kolamb
A small cove between two famous beaches
Kolamb, often spelt Colomb, is the rocky little bay tucked between Palolem and Patnem in Canacona taluka. It has no long promenade and few shops of its own: a handful of cottages, family homes and cafés sit on the slope above the rocks, and guests walk a few minutes to reach the sand of either neighbour. Chaudi, with its market and the Canacona railway station, is close by. Dabolim is the airport most visitors use; arriving via Mopa means crossing the whole state.
Why guests choose Kolamb
The appeal is simple: the facilities of Palolem within reach, without its noise. The people who book here are mostly couples, yoga and wellness travellers, European long-stayers who spend part of the winter in the south, and Indian professionals from Bengaluru or Pune looking for a quiet workation. Families come too, but usually in smaller numbers, since access involves paths and steps.
Setting up a home on the slope
Because the terrain is uneven, the property itself has to compensate:
- light the path from the road to the door, and keep steps safe in the rain;
- provide a covered, secure place for scooters, which most guests rent;
- install an inverter and, ideally, a second internet line, as outages in the far south can last;
- check the water source and storage, particularly towards the end of the dry season;
- fit mosquito nets or screens and good cross-ventilation.
A sea-view terrace, a hammock and a proper workspace are worth more here than a large living room.
Things to verify before you commit
Land close to the rocks and the shore is subject to coastal regulation, and many structures in the area are seasonal; confirm the legal status of any building before buying or renovating. The monsoon, roughly June to September, brings heavy rain and near-empty lanes, so plan cash flow around the dry months and use the rains for repairs. Last point: a home you do not live in must be registered with the Goa Department of Tourism under the Bed & Breakfast category before operating, with a designated agent or operator residing on the premises, and foreign guests must be reported on Form III (formerly Form C) within 24 hours.
Rules in Goa
Short-term letting rules are set by each state. Read the rules for Goa, and the step-by-step registration guide, before listing.
