Long stays are the prize
A three-week Ayurveda or winter guest removes most of your turnover cost and fills the calendar. To win them, offer a kitchen or a reliable meal arrangement, laundry, a desk and a monthly rate that is genuinely lower than three weekly ones.
Coastal upkeep
- Salt and monsoon wind destroy fittings, paint and electronics; inspect and replace on a schedule.
- The sea has strong currents in places. State it plainly in the listing and in the house rules.
- Noise from the beach strip carries. Be honest about it rather than letting guests discover it at midnight.
Foreign guests bring paperwork
Every foreign visitor must be reported on Form III within 24 hours of arrival. Build that into your check-in routine from the first booking; it is not optional and it is checked here.

Kerala's tourism department classifies homestays, with conditions on the owner's presence that must be confirmed for your property. Panchayat or corporation permissions and a food licence, if you serve meals, are separate.
Airport proximity is an asset
The airport is close enough for a short transit stay. A room ready at 3 a.m., with a fixed taxi price, sells on nights nobody else can fill.
