Short-term rentals in Breckenridge
Breckenridge licenses are capped by zone and die with a sale: available in the Resort Zone and Zone 1, waitlisted downtown and in residential Zone 3.

Breckenridge pairs a Victorian mining-era main street with a large ski area spread over several peaks, roughly two hours from Denver when the pass cooperates. That mix of in-town dining and slope access keeps it busy in winter and, more and more, in summer, when hiking, biking and festivals bring families and groups. Rental stock ranges from studios and condos near the base areas to large single-family homes in the surrounding neighborhoods.
Four zones, four different answers
The town licenses every stay of fewer than 30 consecutive days and caps licenses by zone. A September 2026 summary of town data gave this picture:
- Resort Zone: licenses still available, no waitlist.
- Zone 1: licenses also available.
- Zone 2, the downtown core: cap reached, with a waitlist.
- Zone 3, mostly single-family residential: far more active licenses than the cap allows, so nothing new is issued until the count drops below it, and the waitlist is long.
The rule that matters most for a buyer: licenses are not transferable. Buying a licensed house in Zone 3 does not buy the right to keep renting it; the new owner reapplies and joins the queue. Annual regulatory fees rise with the number of bedrooms and fund workforce housing. A responsible agent must answer the town hotline around the clock and reach the property within an hour, and a primary residence rented only a few weeks a year can apply for an exemption from the regulatory fee.
Taxes and the county next door
Guests pay state and county sales taxes, the town's own sales and lodging taxes and any district levy; platforms handle the state-administered part, while town returns may still be yours. A Breckenridge mailing address does not guarantee town jurisdiction. Unincorporated Summit County runs its own system, with an uncapped resort overlay and a neighborhood overlay split into basins, most of them capped and waitlisted, where the number of bookings per year is limited.
Our advice
Check the zone and the jurisdiction before anything else, and value a Zone 2 or Zone 3 property as a home that may never rent nightly. In the Resort Zone and Zone 1, the questions shift to HOA rules, parking and ski access. We study every request and tell you honestly whether and how we can help.
