Short-term rentals in Telluride
In Telluride the zone decides: classic licenses rent all year outside residential areas, while residential licenses stop at three stays and 29 nights.

Telluride is a box canyon with a single road in, a historic main street and a free gondola linking the town to Mountain Village on the ridge above. Visitors come for steep skiing in winter and for a dense summer run of film, music and bluegrass festivals, which fill every bed on specific weekends and reward owners who price around the event calendar. Inventory is tight: Victorian houses and condos in town, bigger ski-in homes and resort condos up in Mountain Village.
Where you can rent, and for how long
The Town of Telluride licenses every short-term rental and ties the license to the zone. As laid out in a May 2026 guide based on town rules:
- Classic licenses apply outside residential zones and allow unlimited rental nights.
- Residential licenses apply in residential zones and allow no more than three rentals and 29 nights per calendar year.
- Limited licenses cap use at 29 nights a year, whatever the zone.
- Lodging licenses cover hotels and lodges with a front desk.
In practice, a house in one of the town's residential neighborhoods is not a full-time rental: only non-residential zones support nightly use all year. Classic licenses add a per-bedroom regulatory fee on top of the license and the town business license, and operating without a license can be fined by the day. Guests pay state and local sales tax, the town's lodging and excise taxes and a dedicated affordable housing tax on short-term rentals, which together make a Telluride stay one of the more heavily taxed in Colorado.
Mountain Village and San Miguel County
Mountain Village is a separate municipality, and San Miguel County covers the unincorporated land around both towns. Each runs its own licensing and tax registration, so identify the jurisdiction before comparing listings. We have not re-verified Mountain Village's rules for this page and prefer not to describe them until we have.
Our advice
Decide first whether you want a home you use and rent now and then, or a rental that must earn all year, because in town the zoning map makes that choice for you. For a year-round rental, look at non-residential zones or the resort, and ask for the HOA rules and the license history together.
