More coast than most people realise

Essex has the longest coastline of any English county once its creeks and estuaries are counted, and its visitor economy is more varied than the stereotype. Southend-on-Sea and Leigh draw day-trippers who increasingly stay the night; Mersea Island, Maldon and the Blackwater estuary attract sailors and food lovers; Frinton and Walton offer a quieter seaside. Inland, Colchester, Britain's oldest recorded town, has a zoo, a castle and a university, while Saffron Walden and Dedham Vale sell countryside and Constable views. Stansted Airport and the port at Harwich add travellers passing through.

The rules today

Short lets in Essex need no licence and there is no register yet. On 3 September 2026 the government set March 2027 as the target for a fully operational national register in England. The county is split between twelve district and borough councils and the unitary authorities of Southend and Thurrock; each decides as planning authority whether a home let intensively to visitors has undergone a material change of use. England has not created the short-let use class that was consulted on in 2024, so there is no automatic permission and no automatic ban.

Council tax and business rates

Every English billing authority has been able to charge up to 100% extra on furnished second homes since April 2025. In Essex that means the answer depends on whether your property falls in Colchester, Tendring, Maldon, Southend or another area. A self-catering let that meets the 140-night availability and 70-night letting thresholds can be assessed by the Valuation Office Agency for business rates instead.

Where we would start

Match the property to the guest. Estuary cottages and coastal houses suit families and couples at weekends and in school holidays; flats near Colchester or Chelmsford stations work better for business visitors and people attending university events. Airport demand around Stansted favours simple, well-signed arrivals and flexible check-in. Whatever the location, confirm your mortgage lender and insurer accept holiday letting, keep safety certificates current and give neighbours a direct contact. Piers, barges, oysters and tides

Each stretch of the Essex shore has a signature. Southend's pier, the longest pleasure pier in the world, and its seafront amusement park bring families from east London; Old Leigh, next door, keeps its cockle sheds and fish restaurants. Maldon's Hythe Quay is home to the red-sailed Thames sailing barges, which take passengers out on the Blackwater in summer. Mersea is known for native oysters, and the Naze at Walton, with its eroding cliffs and tower, opens onto the Walton Backwaters.

Several transport links create guests that stay only one or two nights:

Inland, Chelmsford, a city since 2012, has Hylands Park and Anglia Ruskin University; Audley End House, near Saffron Walden, and Epping Forest in the south-west draw weekend walkers.

A local caution: the Strood, the causeway that links Mersea Island to the mainland, floods at the highest spring tides. Guests should be given tide times with their arrival instructions, or they may find the road under water.
