University, biotech and tourism keep Cambridge busy all year; owners still need to think about planning, a doubled council tax and England's register.

A city that never really has an off-season

Cambridge is less seasonal than most English markets because much of its demand has nothing to do with holidays. The colleges generate graduation weekends, open days, conferences and visiting academics. The Biomedical Campus, the science and business parks around the ring road and a dense cluster of life-science companies bring consultants, researchers and relocating staff. Tourists add summer and weekend volume, punting on the Cam and day trips to Ely or Grantchester included. Villages such as Histon, Trumpington or the Shelfords suit families who want space within reach of the city.

The regulatory picture

Cambridge has no short-let licence and, being outside Greater London, no cap on nights. England's national register is not yet in force; the government said on 3 September 2026 that it should be fully operational by March 2027. The city council, or South Cambridgeshire District Council for most surrounding villages, decides on a case-by-case basis whether letting a whole home to visitors has become a material change of use. Housing pressure in the city is intense, so a property let back-to-back all year is more likely to attract scrutiny than an owner letting occasionally.

Council tax, business rates and long stays

Cambridge City Council charges a 100% premium on furnished homes that are nobody's main residence, doubling the bill. A self-catering property that is available for 140 nights and actually let for 70 in a year can be assessed for business rates instead. Stays longer than 28 nights do not count as short lets for that test, which matters when a researcher books for two months.

How to position a Cambridge property

Treat professional guests as the core and tourists as the bonus. That means a real workspace, strong broadband, bicycle storage, flexible invoicing and a clear policy on mid-stay cleaning. In flats, check the lease and the management company's view before listing. Consider whether a mix of short stays and mid-length stays under the right contract gives a steadier year than chasing weekend peaks. Getting around and the summer calendar

Transport shapes which Cambridge addresses work. Cambridge North station, near the science park, has made Chesterton and the northern suburbs easier for commuters from London. The guided busway runs from Trumpington and the station to St Ives, making villages along its route reachable without a car. Mill Road, with its independent shops and restaurants, and Newnham, close to the Backs, are the neighbourhoods guests name most often after the centre.

Some demand sits outside the city itself. The Wellcome Genome Campus at Hinxton brings scientists and course participants to villages south of the city, while the Imperial War Museum at Duxford draws aviation enthusiasts and air show crowds. Newmarket, the home of British horse racing, lies to the east and fills during its major race meetings and bloodstock sales.

The student year creates specific peaks: May Week in June, when colleges hold balls and the Bumps rowing races take place, and the Folk Festival at Cherry Hinton at the end of July. Families visiting for graduations book early and are willing to pay for a flat within walking distance of the Senate House.

Practical advice: driving into the historic core is slow and parking scarce. Point guests to the park and ride sites and give accurate walking or cycling times; a listing that overstates how "central" it is will be punished in reviews.
