Short-term rentals around Lake Geneva and Alpine Valley, Wisconsin

Around Geneva Lake the rules change with the address: Lake Geneva's 180-day season, Walworth County's license and village registries all shape the calendar.

Geneva Lake is the classic summer retreat for Chicago and Milwaukee families: mansions on the shore path, boating, beaches and a busy downtown in the city of Lake Geneva, with Fontana and Williams Bay at the other ends of the lake. In winter the focus shifts to Alpine Valley's ski slopes near East Troy and to holiday weekends. Owners range from lakefront estates to cottages, condos and chalet-style homes near the ski hill, most within an easy drive of two major metropolitan areas.

State framework

Wisconsin's statute § 66.1014 stops cities, villages, towns and counties from banning rentals of seven consecutive days or more. They may, however, cap such rentals of 7 to 29 days at 180 days in any 365-day period, require a local permit when a property is rented more than ten nights a year, and regulate shorter stays under six nights more freely. Separately, every rental of less than a month needs a state tourist rooming house license, issued after inspection; revised state lodging rules took effect in January 2026. Wisconsin courts confirmed in 2025 that a primary-residence requirement is preempted.

City of Lake Geneva

The city regulates short-term rentals through its zoning code and a city license, with a registration portal and active monitoring of listings. Its ordinance works around a single rental season of up to 180 consecutive days chosen by the owner, with rules on the frequency of new arrivals and on minimum stays; outside that window, rentals must be for a month or more. Rentals are allowed only in certain zoning districts, a local contact is required, and the license number must appear in ads. A room tax permit and business license complete the file.

Walworth County and the villages

Around Alpine Valley and in other unincorporated areas, Walworth County issues its own license, but only after the state license is in hand; homes on private wells need water testing and septic systems must be verified. Villages such as Fontana run their own registration and complaint hotline.

Private rules and taxes

State sales tax applies to stays under a month, plus local room tax where adopted; platforms collect most of it on their bookings. Lake associations and condominium declarations can impose stricter limits than any municipality.

Our advice

Know exactly which jurisdiction your address falls under before pricing the purchase: two homes on the same lake can face very different calendars. Build a plan around weekly summer stays rather than weekend turnover. We study every request and tell you honestly whether and how we can help.

Choosing the 180-day window as a business decision

Inside the city, the single consecutive rental season is the one choice that cannot be revisited mid-year, and it forces an owner to pick a market rather than serve both. A window opened for the lake in summer closes before Alpine Valley fills, while one stretched to catch the ski weekends gives up part of August; outside it, only stays of a month or more are permitted. Owners near East Troy and owners on the shore path are therefore answering different questions with the same ordinance. Decide the window against the bookings you can realistically fill, then build the licence file around it.
