Short-term rentals in Door County, Wisconsin: the three approvals

A Door County rental usually needs a state license, a Tourism Zone permit and a municipal approval, with septic capacity setting the real guest limit.

Door County is the peninsula between Green Bay and Lake Michigan, and its villages, Sister Bay, Ephraim, Fish Creek, Egg Harbor, Baileys Harbor, plus the city of Sturgeon Bay, fill with visitors from late spring to the end of autumn. Cherry blossom and orchard season, summer on the water, state parks such as Peninsula and fall colors keep the calendar busy, while winter is quiet. Rentals are mostly cottages, lakeside homes and condos, with a strong family-reunion and repeat-guest culture.

Three approvals, not one

Operating legally here usually means three separate steps:

Wisconsin's § 66.1014 protects rentals of seven consecutive days or more from bans, while allowing local governments to cap those 7-to-29-day rentals at 180 days a year and to require a permit. Stays of six nights or less can be regulated more tightly through properly adopted zoning. Revised state lodging rules took effect in January 2026.

Taxes

Short stays carry Wisconsin sales tax, county tax where applicable and the tourism zone room tax. Some resort villages also levy a premier resort area tax. Because platforms send the room tax to the commission in bulk, your monthly property-level report is how the money reaches the right municipality: skipping it causes trouble.

Septic, water and private rules

Much of the peninsula is on private wells and septic systems, and guest capacity is often set by the septic design rather than the bedroom count. Condo associations and shoreline developments may add rental restrictions.

Our advice

Start with the municipality: its rules decide whether a property works. Check septic capacity and well testing early, plan for the winter lull and invest in repeat guests, who are the backbone of this market. We study every request and tell you honestly whether and how we can help.

Two obligations that survive the platforms

The room tax reaching the commission in bulk does not discharge the monthly report, because the bulk payment carries no property-level detail: without your filing, the money cannot be attributed to the right village, and the gap shows up on the commission side rather than yours. The second obligation the platforms cannot absorb is capacity. Where the septic design sets the limit, a listing that advertises the bedroom count instead is overstating what the property may lawfully sleep, and the inspection behind the state licence is where that surfaces. Both are monthly and annual habits, not opening formalities.
